The Formula

Rent ÷ Payment
= Your DSCR.

Debt Service Coverage Ratio measures whether a property's rental income covers its own mortgage payment. Divide the monthly rent by the total monthly debt service (principal, interest, taxes, insurance, and HOA) and you have your DSCR.

Unlike a conventional mortgage, a DSCR loan qualifies you using this ratio instead of your personal income — no tax returns, no W-2s.

What the Ratio
Actually Means.

A DSCR of 1.0 means the rent exactly covers the payment. Above 1.0 means the property cash-flows on paper; below 1.0 means the rent falls short of the full payment.

DSCR (Debt Service Coverage Ratio) equals your property's monthly rental income divided by its total monthly debt service (principal, interest, taxes, insurance, and HOA — often called PITIA). A DSCR of 1.0 means the rent exactly covers the payment.
Most lenders consider 1.25 or higher a strong ratio that qualifies for the best pricing. A ratio between 1.0 and 1.25 still qualifies for many programs, typically with a modest pricing adjustment.
A ratio below 1.0 means the rent doesn't fully cover the payment on paper. It doesn't automatically disqualify you — our no-ratio and other non-QM programs are built specifically for this scenario.
It's a solid estimate for planning purposes, using standard amortization math. Your actual rate, program, and DSCR requirement will be confirmed once we review your specific property and scenario.
